After all the verification done, our field executive will visit the site and depending upon whether it is empty or not, the field executive keeps a watch upon the property from time to time depending upon the frequency of service chosen (2 visits/year). After each visit, you will get photos and videos of your property condition. A detailed report will be created and compiled by our analytics at the back office and our back office personnel will forwards it to you. If required the field executive will put up a board on the property stating that “This property is maintained by munshiji 247.com.” along with your name and other details provided by you. Any cleaning, painting, fencing and other such requests from your end are handled by our team or other vendors.

Sell Property

We will inspect the property. Take the pictures, measurements and note down inventory. After inspection ads on various property selling websites and you will be posted from our professional ids. Once you spot potential buyer for your property, we will check the documentation available with you as against the requirement for completing the sale. Sometimes, some documents may be missing. We will help you in procuring the documents. This includes the Encumbrance Certificate, Khata Certificate and Property Tax records. Procurement costs shall be extra. Our legal team will help you with all the legal aspects. We will make sure that all paperwork/legal issues are in place for the sale. We will help in drafting the sale agreement that protects your interests and help you close it with the buyer. We will draft and check the sale deed prior to registration, to make sure that the transaction is clean and protects your interests. Our Executive will be physically present with you or your POA holder at the time of registration to execute the process smoothly. If you cannot be physically present for the registration, we will help you give us a specific POA to represent you on this matter. In the case of NRIs, adjudication of POA will be necessary and extra charges and stamp fees will apply. This plan is a yearly plan.

In case we are not able to rent your property within 12 months we refund your money ($350 = $150 legal fee + $200 our cost) $150+ is our legal cost for Lawyer etc., we refund only remaining $200 as per below table

One of our field executive will immediately follow-up with no delay and take the required measures. If any ambulance or doctor service will needed, our field executive will do all the arrangements, such as getting appointment with doctor or calling them. He will be sending health reports and pictures to you, so that you can track the progress done. Our field executive will take care with all outside work such as, medicine, food etc if required. Your and your loved one’s satisfaction with our service is our utmost goal. So our representative will be at your loved one’s service till you are content about their health.

When you select Escorting Elders from Assisting Elders, the task is immediately assigned to a field executive alongside the back office personnel. You will create a job, whom to escort, up-till what time, venue etc. On your request, one of our field executive will go to the fixed venue and he will be with your elders or loved ones. Any request asked by them will be immediately served by our field executive(If the request is legitimate). Special request asked by you will also be served, such as bouquet, gift etc. You can track them or see their pictures. You will also get notifications.

Tour/Travel Assistant

For travelling outstations or religious places, our parents need some assistant to take care of logistics and their travel needs such as lodging, fooding, medical etc. When you select Tour/Travel Assistant from Assisting Elders, the task is immediately assigned to a field executive alongside the back office personnel. A list of travel plans will be sent to you and you just have to choose a plan. After choosing the plan, we will notify you all the details about the trip. We will accumulate all the travellers to a common place then the trip will start, and from there you will be receiving images and notifications. During the whole trip, images will be sent on an interval. If any special request is done by you or your elders, it will be immediately served. Our executive will be all the time with your parents/elders. He will take care of all the needs of them. When the trip ends, our executive will make it sure that your parents/guardian reach their home safe and secure.

With growing age, we need more care, compassion and attention. A monthly medical check up or routine check up is needed for our parents. When you select Monthly Check Ups, the task is immediately assigned to a field executive alongside the back office personnel. Our field executive will get a notification when it’s a time for monthly check-up for your parents/guardian. Our executive will fix the appointment to the doctor on a fixed date. He will take your guardian/parents to the doctor. All the tests and check-ups will be done under his supervision and care. He will be sending health reports and pictures to you, so that you can track the progress done. Your and your loved one’s satisfaction with our service is our utmost goal. So our representative will be at your loved one’s service till you are content about their health.

As the name itself suggests, we will take care of your all withstanding bills at a time. When you will choose this service, we will be requiring the bills which you have to pay(previous outstanding bills). After receiving the bills, we will analyse them and send you amount to be paid to the concern department(water/electricity etc). If bills are not with you, we can collect it from respective office or your address in India. Our field executives will pay all the bills and collect the acknowledgement receipt. The acknowledgement receipt will be uploaded to your munshiji247 account and a notification message will be sent to your mobile or email. You will be able to see the receipt online, whenever you want.

Monthly Payment

If your domestic bills are to be paid monthly, we are here for taking charge for that work. When you select Monthly Payment from Bill Payments, the task is immediately assigned to a field executive alongside the back office personnel. The field executive will collect the bill receipt from your address or the respective office or you will be sending it online to our mail id. Our field executive will go to the respective office and settle the bill amount and collect the acknowledgement receipt. The acknowledgement receipt will be uploaded to your munshiji247 account and a notification message will be sent to your mobile or email. You will be able to see the receipt online, whenever you want.

Birth Certificate

Birth Certificate is the most important certificate for any person as that’s the first certificate issued for a child after birth, which gives him the documentary evidence and related citizenship rights. If the birth is registered at the time of birth then the certificate will be issued as per details available with the municipal office. In many cases name would not have been mentioned at the time of birth. This makes it more complex, needing a thorough search in municipal records with Parents name and applicants date of birth. Where name is not mentioned at the time of birth registration it can be included by submitting the necessary documents. We will require an authorization letter from applicant in favor of munshiji247 to represent the applicant. We will scan an image of the certificate and send it via email, where physical delivery is needed within India, We will send it by courier Free of costand international courier will be charged extra.

Degree Certificate

Degree Certificate is an important document, especially when you are applying for further studies abroad or job application, it is a document that certifies that a person has received specific education or has passed a test or series of tests. Degree Certificate can be procured from educational institute viz. College/University where the application has completed graduation/post-graduation/doctorate. We will require an authorization letter from applicant in favor of munshiji247 to represent the applicant. Where the College/University requires the application form to be filled and signed by applicant. We will obtain the application form and send it to applicant. We will scan an image of the certificate and send it via email, where physical delivery is needed within India, S2NRI will send it by courier Free of cost, international courier will be charged extra.

Pan Card

Permanent Account Number (PAN) is a ten-digit alphanumeric number, issued in the form of a laminated card, by the Income Tax Department. It is mandatory to quote PAN on return of income, all correspondence with any income tax authority, challans for any payments due to Income Tax Department, all documents pertaining to financial transactions notified by the Central Board of Direct Taxes, sale and purchase of immovable property or motor vehicle or payments in cash, of amounts exceeding INR 25,000 to hotels and restaurants or in connection with travel to foreign country, obtaining a telephone or cellular telephone connection, making a time deposit exceeding INR 50,000 with a Bank or Post Office or depositing cash of INR 50,000 or more in a Bank. We we will assist the applicant in filling up the form (Form 49A), collect the filled form and submit it to the IT PAN Services centers and provide the acknowledgement number to check the status on issuance of PAN Card, where the applicant already have a PAN number but do not have the PAN Card or if it was applied and haven't received it and follow up is needed then we will follow up on the same with the Income Tax Department and revert on the status.
